What is hirers' liability insurance?

If you hire out your premises to anyone who doesn’t have public liability insurance, hirers’ liability covers you against costs relating to accidental damage or injury to third-parties, caused by the hiring individual or group during the period of hire.

If you’re looking to enhance your income from hiring fees, having hirers’ liability insurance in place could make your premises a more attractive option to individuals and groups.

Our hirers' liability insurance includes:

  • Up to £2,000,000 of cover, as standard, against the hirer of your premises. Higher limits may be considered upon request
  • Cover against accidental damage to third-party property caused by the hirer, up to £1,000,000
  • Compensation for accidental injury to third-parties caused by the hirer
  • Legal defence costs for claims against the hirer

Our hirers’ liability insurance does not cover hiring the premises for commercial or political use, nor is it intended to provide additional cover to hiring organisations who already have their own public liability cover.

Zurich hirers’ liability insurance cannot be purchased as a standalone cover. Organisations must first have a public liability policy with us.   

Why would we need hirers’ liability insurance?

Let’s consider an example. A charity allows local community groups to hire a meeting room for a nominal fee in order to hold their AGMs and training sessions. Some of these groups have public liability insurance and some don’t. The charity decides it is better to buy hirers’ liability cover for those without public liability insurance, rather than leaving them without protection.
