Owners’ Protective Professional Indemnity

Owners’ Protective Professional Indemnity (OPPI) insurance protects project owners for losses arising out of the professional negligence of their subcontracted design professionals.  With OPPI, design professional’s policies are supplemented instead of replaced, improving the owners’ potential recovery.

Zurich has been offering this form of insurance in the US since 1995.  Our expertise in this area is unique to the UK market and enables us to provide flexible and effective coverage across a diverse range of construction and property development projects, including public and private entities.  Some of the project types we have underwritten include:

Banks and shopping centres
Hospitals and schools
Housing and mixed-use developments
Warehouses and industrial buildings

Limits of up to £25 million are available.

Coverage highlights

• Policy sits excess over all of the design team's annual programs and is triggered when any of these policy limits are inadequate.
• Provides the insured with coverage for third party claims and third party claims expenses that result from any written demands made directly against the insured.
• Policy covers direct damages (cost to repair), economic loss and provides an up to 5 years Extended Reporting Period (ERP) to report claims after project completion.

• Is cost-effective.  Our experience in the US is that even against the most competitive single project cover, OPPI is typically 25-50% cheaper.
• Can be arranged to cover the entirety of a single project, rewritten annually to reflect changing levels of exposure, or written to cover multiple projects running simultaneously.
